About San Tan Valley
San Tan Valley is literally a brand new community, formed in the rapidly-expanding southeast suburbs of Phoenix, Arizona. Formerly a desert region between the towns of Queen Creek and Florence in Pinal County, San Tan Valley began to see significant development at the dawn of the 21st century thanks to the housing boom that swept the nation. This boom was particularly strong in the metropolitan Phoenix area, resulting in Pinal County's status as the second fastest growing county in the nation. There's good reason for this-aside from an abundance of space to occupy, San Tan Valley's picturesque setting of desert landscape is flanked on both sides by mountain ranges, offering residents a rural lifestyle in a scenic, country setting without completely cutting ties to the all-important Phoenix area.
San Tan Valley remains an unincorporated community, though last year the U.S. Postal Service created a zip code prefix of 851 specifically for San Tan Valley and its estimated 80,000 residents. Constructing the homes and businesses of San Tan Valley are builders like DR Horton, Shea Homes, Meritage Homes, Woodside, Vantage, Fulton, Element, Ryland Homes, and numerous custom builders, just to name a few. Shopping centers and restaurants are springing up just as quick, though the existing towns of Queen Creek, Florence, and Coolidge are generally no more than 10 miles away. Downtown Phoenix is approximately 40 miles from the center of the valley; residents can follow Highway 236 straight into the metro area, or opt for Loop 202, which is about 10 miles to the north. Home prices in San Tan Valley are also some of the best bargains in the area, with many new homes starting at just $100,000 for as much as 2000 square feet of living space.
As one might expect, recreation abounds in the rural setting of San Tan Valley. Aside from a comfortable selection of golf courses to choose from, The San Tan Mountains are home to San Tan Regional Park and Queen Creek National Park, both of which offer San Tan Valley residents plenty of outdoor activity. Three school districts serve the area, including Coolidge Unified, Florence Unified, and J.O. Combs Unified, and as the area expands, new schools are constantly under construction.
Given San Tan Valley's location, relative ease of access to the Phoenix area, and low home prices, it's likely this area will continue expanding for many years to come.
